Coalter began at Waterloo managing all aspects of day-to-day property and fund accounting to help
ensure the timely and accurate preparation of monthly, quarterly, and annual lender and investor financial
statements. In his current role, Coalter contributes to the assessment and underwriting of potential new
investment opportunities and helps maintain a positive relationship with the firm’s current and potential
homebuilders, financial lenders and investors. Prior to Waterloo Associates, Coalter worked as a Fund
Accountant for Amherst Residential where he helped grow the Amherst real estate portfolio from 9,000 to
nearly 22,000 units by the time of his departure. During his time there, Coalter took part in the day-to-
day accounting for the Company’s technology subsidiary along with managing property tax processes and
procedures with a special focus on increasing efficiency and reducing costs. Coalter graduated from the
University of Mississippi with a B.A. in Accountancy.
